The $15,000 mistake one buyer avoided by calling a land use consultant

Did you know that you can hire a land use consultant to do just a few hours of research?

Many clients make their way to me because they’re in exactly this boat. They are about to close on a property or embark on a project and want to confirm they’re able to do what they envision. In a matter of hours, land use consultants can conduct a detailed property and code review, flag any concerns for your consideration, and make recommendations.

You can always go in to your jurisdiction’s permit center and speak with a planner over the counter. This is a free service. But what you will not get is a comprehensive look at a complete situation and recommendations. Planners answer your specific questions, but if you’re aren’t clear on what to ask you won’t always get information you can use.

Years ago I had a client who wanted to build a home on recently cleared land. I’m so glad they called. For just two hours of my time, they avoided an expensive reality that would have them paying back taxes for 5 years to remove the property from Designated Forest Land, which they would have needed to do to build a home. That bill could have been close to $15,000.

Other items I’ve flagged for clients in the past:

  • Fish bearing streams (expensive and challenging)

  • Unpermitted structures (typically only an issue if you plan to apply for a permit on your property, but you don’t want to learn you need to take down an unpermitted ADU)

  • Designated historic homes (which require an involved state and local process to acquire permission to demolish)

  • The possibility of wetlands or other critical areas
